Starting an Airbnb (That’s Highly Bookable)

Starting an Airbnb? Getting ready to list your Airbnb for the first time? You probably have a million questions! Wouldn’t it be nice to have a host friend in the industry by your side step-by-step? Now you can with the Airbnb Ambassador program!

Tip 1: Keep it Personal

Building a relationship with guests (before, after, and during their stay) is the best way to ensure a positive guest experience and a long-lasting good impression after your guests check out. Check your guest’s profile on Airbnb for reviews to gain a better understanding of what they are looking for and what impresses them. Fix problems as they arise and you can be confident of receiving great reviews. It’s usually a combination of lack of communication and a poor experience that results in a 2.0 or 3.0 review.

Tip 2: Send a Friendly Hello

Within an hour of a guest booking, send a message that thanks them for booking and that you are looking forward to their stay. The day before guests arrives send a message with clear check-In instructions when guests confirm their booking and link your Airbnb self-check-in guide. Have a printed Guest Welcome Book when they arrive, recommending local restaurants, activities, and attractions.

Tip 3: Be Welcoming

Provide a welcome basket, welcome card, or a small gift for your guests and place it somewhere highly visible. You don’t have to spend much with a welcome package that dips into your revenue, but a small token of appreciation will go a long way. Tip 4: Always Follow-Up 

Some guests won’t want to bother the host with little things, so be approachable and open the conversation a few times during their stay. For guests staying longer than a few days, check-in again on a regular basis to help make sure everything is going well. If anything needs fixing you can fix it right away, rather than waiting until the end of their stay which may affect the rating you will get. On the morning of check-out, send your guests a thank-you message and offer a later check-out if you are able to. You can set up all of these messages in the Airbnb App so you don’t need to compose them each time- I’ll show you how and give you my own message templates you can use to save time 🙂
